Zoning Work Requiring Permits

What does the Zoning Department do? The Zoning Department enforces ordinances adopted by the Borough under the authority granted to the municipality under the Municipal Land Use Law (MLUL). MLUL allows municipalities to regulate the use of property. This includes size and height of structures, distance structures are from property lines, as well as allowed uses in a zone. Questions regarding zoning permits should be directed to the Zoning Officer at (201) 387-5028.

How long does it take for a Zoning Application take to be reviewed? Zoning Officer has 10 business days to review an application.

What happens if my Zoning Application is denied? You will need to apply for a Variance to the Joint Land Use Board. Click here to be directed to the Joint Land Use Board.

* With proposed addition or proposed plans to scale. Survey and or plans must have proposed location of new structure to scale. All setbacks (distances from front, side and rear yards) must be indicated as well as size and square footage of proposed addition. All additions and dormers must submit certified height of structure above curb height.
